Selling

Estate Agent, Auctioneer and Valuer in Portadown

Selling a Home

A member of our team will carry out a full market appraisal to advise on what your property is likely to achieve on the open market with the sole aim of achieving maximum value based on current trends and market conditions.

Once instructed we will arrange For Sale signage to be erected at your property, prepare brochures for display in our office, organise professional internal and external photography, floor plans, videos, upload your property details onto www.hendronproperty.com and all main property portals.

Organise a full Energy Performance Certificate to allow marketing to commence immediately.

The Next Steps

Contact potential purchasers from our mailing list and property alerts and contact individuals who have shown interest in similar type properties within your area.

Arrange viewings with potential purchasers and pride ourselves in accompanying all viewings through your property by an experienced member of our staff to maximize the selling opportunity.

All viewings will be followed up within 24 hours and clients given feedback on viewer's impressions, interest and offers.

Offer Acceptance

All offers will be immediately confirmed with clients and negotiated accordingly by an experienced member of our team.

On acceptance of an offer, our team will liaise with solicitors, mortgage brokers and surveyors to ensure the sales process completes quickly and efficiently.

You can be confident Hendron Property will achieve the best possible price for your most valuable asset - your home or investment.

Completion

Once your purchaser and purchasers solicitor has received a formal mortgage offer they are ready to exchange contracts with you, the vendor.

Contracts will be signed by both parties and a mutual completion date will be set at this stage. This is generally set within a reasonably early timescale from the exchange of contracts.

Funds will be transferred from the purchaser's solicitor to your solicitor's account. Keys will not be released to your purchaser until your solicitor has given us the authority to do so.
