Selling a Home

When you have made the decision to sell your property you can be confident you are in the hands of a reliable agent, one you can entrust with the responsibility of gaining the best possible price for your most valuable asset - your home.   • Your first step should be to arrange a valuation with a member of staff who can advise you on what your property is likely to achieve on the open market. A full market appraisal will assess the likely value of your property taking into consideration, its location, the condition of the property, amenities, local market conditions, availability of similar properties and comparable evidence of past sales.
  • Speak to our independent mortgage advisor who will advise on the maximum amount that banks / building society will allow you to borrow.
  • On receipt of our signed terms we shall immediately begin the open marketing of your property. Your property will be displayed on all leading websites to give maximum exposure, modern signage will be erected on your home and professional brochures prepared Our dedicated sales team will then start doing what they do best - selling property. At this stage we will also arrange provision of the required Energy Performance Certificate.
  • After a viewing is confirmed with the vendor, we will accompany all potential purchasers through your property during both daytime and evening appointments. Keys are never given out and your property with be left secure after our visit. Our experience gives us an intuition as to who is genuinely interested and impressed with your property. All viewings will be followed up within 24 hours and you will be given feedback on viewers thoughts, further interest and any potential offers.
  • All offers will be immediately confirmed with you. On accepting an offer we will write to the vendors solicitor and purchasers solicitor. We will liaise with both solicitors to ensure an efficient and successful completion.
  • Once your purchaser and purchasers solicitor have received a formal mortgage offer they are ready to exchange contracts with you, the vendor. Contracts will be signed by both parties and a mutual completion date will be set at this stage. This is generally set within a reasonably early timescale from exchange of contracts. Funds will be transferred from the purchasers solicitor to your solicitors account. Keys will not be released to your purchaser until your solicitor has given us the authority to do so.
